This ensures your property generates the most interest and viewings and ensures you have the widest choice of tenants.
It is a legal requirement that the security deposit is registered with the government-backed TDPS, details of which must be provided to the tenant. As managing agents, U-stay looks after all these arrangements; we also prepare a Schedule of Condition of your property at the time the tenancy starts, supported by video imaging. This evidence is essential in resolving any issues regarding the condition in which the tenant leaves your property at the end of the tenancy and your entitlement to make deductions from the security deposit before it is returned to the tenant.
Including references, credit check and ID verification – all prospective tenants must complete a detailed application form accompanied by photographic proof of identity and right of residence in the UK. Those considered to be the most appropriate for your property are then referenced and credit checked via a specialist national company. You will then decide, in discussion with our lettings team, on your choice of tenant.
We will ensure contracts are fully understood by both parties prior to signing up. You as a landlord will also get a copy of the agreement.
Ensure tenants leave the property as they find it, we will complete a detailed inventory including photos to ensure any damaged is picked up.
We will ensure each month the rent is collected from the tenant. If there is an issue, this will be picked up and dealt with effectively.
We send payment direct to you via Bank Transfer along with a remittance advice.
We will check the property every 3 months and forward you a report detailing the condition of the property.
We will advertise one of our eye-catching boards to display outside your home as soon as you come on board with us.
Feel free to use your own contractors but we have access and agreements to approved accredited contractors that are on hand to assist!
We will review rent every 6 months to ensure you are maximising the rental yield for your property.
